VIEWS of the Black Mountains - 16.3 ACRES - 5 MINUTES to TOWN but no town zoning or taxes - NO RESTRICTIONS! & did I mention VIEWS?! This place is a gem! The sellers bought it with the idea to subdivide, but then came the '07-'08 market meltdown. They had a preliminary survey drafted with 7 proposed lots & all were approved for septics - permits have since expired. Gravel roads were cut in throughout the property & underground power is present. You're left with a blank slate but without all of the uncertainties that are typically involved with a raw land purchase. Also a lot of those big infrastructure costs are out of the way. Don't want to subdivide? This was once pasture, so bring your livestock of choice for a one-of-a-kind homestead. Great garden space - this tract includes the top of the mountain where a huge area is flat with views in several directions. Power easement runs through the property but is well placed and leaves views unaffected for much of the tract. See MLS# 4296189

Directions: From 19E take Ferguson Hill to a right onto Hill Top Dr. Go all of the way to the end. At the real estate signs the grassy road to the right will lead up into the property. Only agents will be allowed to drive beyond this point. After driving up the grassy road veer right at the top of the steep hill to get up to where the views and best ground are. 4WD is needed at the start. IN CASE SIGNS ARE MISSING: Go all of the way to the end of Hill Top drive. It appears to be an intersection there. You'll see a gated property on the right (that is NOT the listed property, just a point of reference). Then there will be a steep grassy road to the left of that. That leads into Tract 2 - the subject property. If the signs are there it shouldn't be a problem, but unfortunately as hunting season rolls around real estate signs often get picked up and used for target practice. Please familiarize yourself with the listing prior to going out and bring it up on LandGlide or a similar app.
